October 19, 2016

Holder Properties, a privately held full-service real estate development company, has been selected as the developer of Blackbaud’s new corporate campus. Headquartered in Charleston, South Carolina, Blackbaud, Inc. is the world’s leading cloud software company powering social good.

Blackbaud’s new campus will consist of a two-phase project utilizing 12.98 acres in the Daniel Island community.  The first phase will consist of a four-story 172,000 square-foot office building and 650 space surface parking lot located at the corner of Fairchild Street and Central Island Street. The site is planned to accommodate a second phase expansion for up to 175,000 square feet of additional office space.

Construction on the first phase will begin in October and Blackbaud will occupy the building upon its completion in the first quarter 2018.  The building is designed by ASD, and will be built by Balfour Beatty.  Lee Allen, Chase Monroe, Graham Summers, Denice Michel and John Robinson of Jones Lang LaSalle represented Blackbaud in this transaction.

“Once complete, Blackbaud’s eco-friendly campus will serve as a generational investment in the Lowcountry, in Berkeley County, and in the workforce of South Carolina. The new facility will provide a foundation for our growth as a company; offering not only a modern workplace for our employees, but also a unique community space to incubate emerging nonprofits,” said Jon Olson, senior vice president and general counsel for Blackbaud. “We’re excited to partner with Holder Properties to build a sustainable building that is LEED certified and incorporates car charging stations, LED lighting, low VOC materials and native landscaping. It’s going to be a facility that will make Daniel Island residents and Blackbaud employees proud.”

Holder Properties has been particularly active in the office market throughout Charleston since 2007.  The Blackbaud Corporate Campus will represent Holder Properties’ eighth office development in the area and upon its completion, its Charleston developments will total over 700,000 square feet.
