LS3P’S new Greenville office reflects the future of workplace design

Architecture, interiors, and planning firm LS3P’s Greenville office is beginning an exciting new chapter with a relocation to the Greenville One building in the heart of downtown on Friday, October 25. The office’s 45 employees will move from the former location on West North Street into a 14,000 SF space in at 2 West Washington Street. The move places the office in the center of Greenville’s thriving business, civic, restaurant, and retail activity while creating a state-of-the-art, high performance workplace to expand capacity for its growing staff.
The design of the new office space reflects the team’s goals for collaboration, transparency, flexibility, productivity, and sustainability. Based on an extensive visioning process to determine goals and space needs, the design team has striven to create an inviting environment for staff, clients, and visitors in a light-filled, contemporary open-plan space. The layout includes a mix of open workstations and private offices with an emphasis on social and collaboration spaces such as break rooms, critique areas, virtual design lab, meeting rooms, and an office “living room.” A maker space accommodates technology tools such as 3-D printers and laser cutters.
LS3P Vice President | Principal |Office Leader Scott May, AIA, believes that this new office space brings together the best of both LS3P’s tradition of excellence and Greenville’s rich history. “This move allows us to create a dynamic, flexible environment for our team members that truly reflects the way we work today as designers,” May explains. “The new workspace is expansive and efficient, but also feels rooted in the Greenville area with textiles, patterns, and materials that reflect Greenville’s culture and aesthetic.”
Environmental sustainability was a key design driver. The LEED Gold Greenville One building provided an attractive option for existing sustainable office space, and the architects worked diligently to build on this foundation with a sustainable interior upfit targeting LEED Gold for Commercial Interiors. To that end, the designers re-used as many interior elements as possible to minimize construction waste. High performance design strategies include daylighting, occupancy sensor controlled systems, new dimmable LED lighting fixtures, and sustainable material selection.
LS3P’s Greenville office has been a part of the community for over fifty years.
