GVL2040 team completes exploration of growth options
March 10, 2020The project team concluded the third phase of GVL2040, which focused on how Greenville might grow and change over the next two decades, with an open house event at the David Hellams Community Center on February 12. Open house attendees were asked to consider the following future growth scenarios for Greenville:
Scenario 1 – Greenville continues to grow as it has in recent decades, gradually developing all vacant land according to current zoning and building codes.
Scenario 2 – Greenville builds out remaining vacant land while also steering growth into higher density nodes and corridors to create new opportunities for affordable housing and improved transit service.
Scenario 3 – Greenville steers growth into higher density nodes and corridors while also preserving some of its remaining vacant land as open space.
Open house attendees generally preferred Scenario 3, though some attendees preferred Scenario 2. Members of the GVL2040 steering committee supported a hybrid of Scenarios 2 and 3, expressing an interest in boosting affordable housing opportunities.
The steering committee will reconvene in March to begin the fourth phase of the project, which will finalize a preferred growth scenario for 2020-2040 and weigh the costs, benefits and trade-offs related to achieving progress on community priorities such as affordable housing, transportation, open space and the environment.
