GTIS Partners and Collett Industrial break ground on Stateline 85 Project in South Carolina, Cushman & Wakefield overseeing leasing

GTIS Partners and Collett Industrial have broken ground on Stateline 85, a three-building, 933,120-square-foot industrial development in Cherokee County. The project will be developed in two phases, the first of which is underway and currently expected to deliver two buildings by Summer 2025.

The joint venture has also retained Cushman & Wakefield to oversee leasing efforts. Drew Coholan, Matt Treble and Fermin Deoca of the commercial real estate services firm will lease the entire project.

“Given the challenges to find developable land sites along I-85 south, Cherokee County is well positioned to accommodate the next wave of growth between Charlotte and Greenville. Stateline 85 will offer optionality to both manufacturing and distribution type users who will still be able to service the region and tap into labor from nearby areas like Kings Mountain.” added Coholan, Senior Director at Cushman & Wakefield.

Stateline 85 will be located at 212 Tribal Rd. and near the North and South Carolina border between exits 106 and 104 on I-85. The project’s first phase includes the completion of Buildings 1 and 2 spanning 198,720 and 224,640 square feet, respectively, while the second phase will support build to suit opportunities up to +/- 500,000 square feet. Building 1 will offer 32-foot clear height along with 171 auto parking and 50 trailer parking spaces. Building 2 will offer 36-foot clear height along with 175 auto parking and 63 trailer parking spaces. Stateline 85 is also being designed for efficiency with direct access to Interstate 85 and a surrounding population of more than 1.8 million people.
