Beam & Hinge Relocating to Iconic Space in Columbia’s Vista District
The Palmetto Candy & Tobacco Building, an iconic landmark in Columbia’s Vista District, is undergoing a comprehensive historic rehabilitation. This multi-million-dollar restoration will transform the 9,800-square foot building, originally constructed in 1912, into a modern workspace while preserving its historic charm.
Jerry and Ben’s, LLC, a Columbia, South Carolina-based real estate investment firm, purchased the building in 2021 and brought in partners to re-envision a new chapter for the two-story, vernacular masonry commercial building located in the heart of Columbia’s West Gervais Historic District.
For nearly a century, the Palmetto Candy & Tobacco Company sold confections, tobacco products, sodas and other treats from the building located across the street from the historic Seaboard Train Station on Lincoln Street. Some older Columbia natives may remember when the building housed the only mechanical elevator in the city, as well as original candy-making tools and large, steel tables displaying vast boxes of candy and snacks.
Renovation Highlights
The renovation of the Palmetto Candy and Tobacco Building is focused on preserving its historic elements while upgrading the infrastructure to meet contemporary standards. Boyer Commercial Construction is overseeing the comprehensive rehabilitation which should be completed in December 2024. MCA Architecture of Greenville is providing architecture and design for the project.
The developers have secured The Bailey Bill as well as federal and state historic preservation tax credits to support the restoration efforts. Trinity Partners is handling leasing of the property, ensuring it becomes a vibrant part of the Vista District business community.
Beam & Hinge Relocation
The upper floor of the building will become the new home of Beam & Hinge, LLC, a custom website design and development firm, currently located on Columbia’s Main Street. The first floor is being demised into two separate 1,900-plus square-foot units available for office or retail tenants.
