Colliers facilitates lease of ±4,164-SF office space to GreenGas USA at The Ice House Phase II

Colliers’ Kristie Roe and Will Ederle have successfully facilitated a lease for ±4,164 square feet of office space at The Ice House Phase II to GreenGas USA Holdings LLC, a renewable gas company. This is the second lease signed at the Phase II building located at 4287 Spruill Avenue in North Charleston, bringing the property to 50% occupancy.
GreenGas USA owns and manages all crucial assets within the RNG (Renewable Natural Gas) value chain, ensuring a secure supply for carbon buyers and successful project development for RNG providers.
Formerly the Reddy Ice site on Spruill Avenue, The Ice House is now a premier Class A office park at Park Circle, offering approximately 50,000 square feet across two phases of the development. Phase I was fully pre-leased before its early 2022 completion and houses strong regional and national tenants, while the adjacent Phase II building provides an additional ±26,000 square feet of space which is currently 50% pre-leased with three suites remaining. Companies with expiring leases in late 2024 or early 2025 who wish to locate to The Ice House are advised to plan their transition promptly to secure a spot within the development.
