Sandlapper Capital Investments, LLC closes acquisition of three Florida properties, launches syndicated portfolio for accredited investors

Sandlapper Capital Investments, LLC (“Sandlapper”) announced today it has closed three mixed-use office and industrial properties in Longwood, Lakeland and Melbourne, Florida for an undisclosed price.

The properties are made up of the East-Coast Headquarters, Gulf-Coast Headquarters and Corporate Headquarters for and leased to, Collis Roofing, Inc., Florida’s largest roofing company.  The properties are being packaged together and being offered by Sandlapper in undivided fractional beneficial interests as the SL FL NNN Industrial Portfolio I, DST suitable for those investors seeking replacement property for an active IRC §1031 exchange.  “We are pleased to have acquired these properties with such a great tenant,” states Sandlapper Founder and CEO Trevor Gordon. “Collis is the largest roofing company in Florida, where they service 64 counties and have completed more than 100,000 roofing jobs and have a tremendous reputation for quality service. Having a top-notch tenant such as Collis gives us confidence and some predictability for our investors looking to acquire interests in the properties.”

SL FL NNN Industrial Portfolio I, DST represents Sandlapper’s second syndication on the street for 2016 following the launch of the SL Opportunity Finance Fund in late December (10% Preferred Equity Fund), and is being offered to accredited investors with a starting cash distribution of 6.3% annually, paid monthly.  The offering is being distributed by Sandlapper affiliate SANDLAPPER Securities, LLC, who closed out 2016 raising more than $64 million in 20 private offerings to acquire more than $104 million in assets.

“We see an incredible demand for replacement properties throughout 2016 and expect to be delivering additional syndications to market during the year in various asset classes,” Gordon continues.  “Triple net leased assets with quality tenants are one of the perfect low maintenance and more predictably consistent conservative asset classes within the real estate investing universe, which works for some investors. While we can never guarantee results or control external market factors, this asset class would in my opinion fall to the more conservative end of the spectrum.”
