The Cliffs embarks on next phase of real estate development with the launch of new homebuilding program
November 5, 2019The Cliffs announced that it has launched a new homebuilding program, Cliffs Builders, which recently broke ground on its first home within The Meadow neighborhood at The Cliffs at Walnut Cove just outside of Asheville. The program, which will be entirely operated by The Cliffs, will expand from The Cliffs at Walnut Cove to other communities within the portfolio and offer a range of options, from turn-key cottages clustered around amenities to higher-end spec homes with a variety of options including unique floorplans and interior packages.
Cliffs Builders has engaged local architect Mel Dias, who has more than 30 years of experience in Greenville and the surrounding area, to design the initial phase of development at The Meadow. The first home will boast modern and clean design elements similar to other homes currently under construction at The Cliffs at Walnut Cove and will be completed in twelve months. Twenty additional homes will follow in The Meadow in a phased approach and will be released to the market starting in 2020.
Cliffs Builders is modeled after a successful homebuilding program implemented at Kiawah Island by South Street Partners, owners and master developers of The Cliffs. Under South Street’s leadership, Kiawah Home Development has built homes and cottages ranging from $1.3 to $3 million at 1,760 to 3,200 square feet.
According to Will Culp, partner at South Street Partners, “Launching a homebuilding program is part of our larger development strategy for The Cliffs and intended to help our communities thrive long-term. We look forward to working with the team to deliver this exciting offering, which will meet the needs of a wide-range of prospective homebuyers at The Cliffs.”
The new program will be led by Vice President of Operations Chris Calloway, who joined The Cliffs earlier this year, and Kevin C. Adams, The Cliffs’ new director of construction. Calloway brings expert knowledge in private golf community operations and formerly held a director position with Heritage Golf Group, a boutique owner and operator of high-end golf clubs throughout the Southeast. Adams joined The Cliffs with nearly 30 years of construction management experience, most recently managing high-end homebuilding for Thompson Properties in Western North Carolina, including homes in the Mountain Air community and Asheville area.
The launch of the hombeuilding program comes at a time of continued growth for The Cliffs. Through Q3 of this year, real estate sales by Cliffs Realty and Walnut Cove Realty totaled $95 million, representing a total of 129 closed transactions with an additional 30 sales currently pending.
