Frampton Construction to build three new industrial facilities in Berkeley County
November 8, 2021Frampton Construction Company, LLC, a full-service construction firm providing planning and design support, preconstruction, and construction services, has been chosen to lead the construction of three facilities at Camp Hall commerce park in Ridgeville, S.C. Totaling 940,000-square-feet, the three buildings will be located on the park’s 77-acre Campus 4A site. Global logistics developer Portman Industrial recently purchased Campus 4A from Exeter Property Group.
Situated with direct access to I-26, Camp Hall is 30 minutes from the Port of Charleston, 27 miles from Charleston International Airport, and 18 miles from I-95. The park consists of approximately 6,800 acres with 2,600 acres dedicated as land to be preserved.
The Campus 4A project, led by John Gaskin, Portman Industrial’s Southeast regional manager, is strategically located adjacent to Volvo Cars’ growing manufacturing facility at the intersection of Fish Road and Volvo Cars Drive. The three facilities will be constructed of tilt-up concrete wall panels with structural steel frames and thermoplastic polyolefin (TPO) roofs. Buildings A and B are approximately 220,000-square-feet each with a rear-loading layout, 32’ clear height, 36 dock doors and two drive-in doors. Building C is approximately 500,000-square-feet with a cross-dock layout, 36’ clear height, 116 dock doors, and four drive-in doors.

Portman has engaged Lee Allen and Kevin Coats from JLL Charleston as the listing agents, Seamon Whiteside as civil engineer, and McMillan Pazdan Smith as lead architect for Phase I. The project is set to be completed in the fourth quarter of 2022. Portman is planning additional buildings on the remaining 110 acres of the Campus 4 Site recently purchased from Santee Cooper.

Camp Hall was designed and promoted by Santee Cooper, South Carolina’s state-owned public power provider, in partnership with the South Carolina Department of Commerce, Berkeley County, Edisto and Berkeley Electric Cooperatives, the SC Power Team, the Charleston Regional Development Alliance, and the South Carolina Ports Authority.
