Colliers facilitates lease of office space to Hazen and Sawyer at The Ice House Phase II in Charleston

April 16, 2024

Colliers’ Kristie Roe and Will Ederle successfully facilitated a lease for office space at The Ice House Phase II building to water quality and supply company, Hazen and Sawyer. This ground-floor lease marks a significant milestone as Hazen and Sawyer becomes the first tenant to move into the newly completed Phase II building at 4287 Spruill Avenue in North Charleston, South Carolina.

Hazen and Sawyer specializes in providing cutting-edge engineering services for water quality and water supply, contributing significantly to the advancement of water science nationwide.

The Ice House at Park Circle has transformed the former Reddy Ice site into a premier Class A office park on Spruill Avenue. The project consists of two phases totaling ±50,000 SF of Class A office space, with Phase I of the development 100% pre-leased to strong regional and national tenants prior to its completion in early 2022.

Phase II is located adjacent to the Phase I building and features ±26,000 SF of additional Class A office space which is currently 50% pre-leased. Three suites remain available at The Ice House Phase II, ranging from ±1,877 to ±6,772 SF in size.

Companies with interest in this location with leases expiring in late 2024 or early 2025 are advised to plan their move now for a smooth transition to this prime location.

“Securing multiple tenants for Phase II of The Ice House at Park Circle even before its completion underscores the high demand for premier Class A office space in this corridor,” said Kristie Roe, Senior Brokerage Associate at Colliers. “Companies seeking a distinctive workspace have converged at The Ice House, drawn to its strategic proximity to key regional destinations and an eclectic array of over 40 dining and entertainment options within easy reach. We’re delighted to welcome the first tenant at Phase II, Hazen and Sawyer, to The Ice House at Park Circle and look forward to seeing their business thrive at this location.”

The Ice House is located in a vibrant and thriving area in North Charleston, with a substantial dining scene and inviting atmosphere which play a pivotal role in talent attraction and retention. The corridor’s exceptional walkability, ample parking and seamless commuting options all contribute to making this an in-demand location for office tenants, rivaling that of downtown Charleston and the Upper Peninsula.

Kristie Roe and Will Ederle are an integral part of the Colliers office brokerage team, specializing in representing owners, buyers and tenants seeking to purchase or lease office space within the Charleston market and along the South Carolina coast.
