May 16, 2023

Colliers | South Carolina brokers Mark Erickson, SIOR and Jarred Watts represented High Bay Distribution B, LLC in the lease of ±127,232 square feet at Portside Distribution Center Building B to FNS, a global logistics and transportation services company.

Portside Distribution Center is High Bay Distribution’s newly constructed, Class A development on Portside Park Drive in the Summerville submarket. Building B consists of ±203,970 square feet of tilt-up warehousing and distribution space along I-26 making it a highly sought-after property for a variety of users.

Since its inception in 1995, FNS has been providing total logistics services to diverse industries including electronics, machinery, chemicals, oil refining and construction; and has since evolved into a fully integrated logistics solutions provider serving over 2,800 companies worldwide. FNS, Inc. is one of the largest 3PLs (third-party logistics providers) in North America. Its 40 offices, warehouses and logistic hubs in multiple countries allow FNS to integrate global supply chain visibility and connectivity while delivering cutting-edge logistics solutions specifically catered to meet clients’ needs and demands.

“The recent addition of the Hugh Leatherman Terminal and the completion of the 10-year dredging contract make the Port of Charleston the deepest port on the East Coast. This has increased developer interest to a level we have never seen in our lifetime,” said Erickson, Vice President with Colliers | South Carolina. “After seeing the market demand for Portside Building A, we knew Building B would have no trouble leasing up before delivery. Portside has many logistical advantages including its location in the Charleston distribution corridor, dual access to I-26 and its proximity to the port.”

“We advised the owners to persevere through the pandemic and continue with construction. Despite the challenges, it was a wise decision, as both Portside A and B were fully leased before delivery or obtaining a certificate of occupancy,” said Watts, emphasizing the success of the project.

Mark Erickson has led the industrial brokerage team in Colliers’ Charleston office since 2019. He is a member of the Colliers Logistics and Transportation Solutions Group (North America) and has been a member of the Society of Industrial and Office REALTORS® (SIOR) since 2016. Jarred Watts joined the team in 2022 and has been an instrumental addition in handling the day-to-day details of managing data and research information.
