Heritage Land & Development Announces Development Plans for Federal Land Bank Building at 1401 Hampton Street

COLUMBIA, SC – Heritage Land & Development announced development plans for the historic Federal Land Bank Building at a press conference on Wednesday, June 18, 2014 at the building at 1401 Hampton Street.

Heritage Land & Development, based in Memphis, Tennessee, has acquired the historic Federal Land Bank Building, which was until recently occupied by AgFirst Farm Credit Bank.

Mayor Steve Benjamin joined Heritage Land & Development’s president, William M. Yandell III, to announce that the group will begin construction this fall to transform the building into mixed-use space with office space and 114 luxury urban multi-family residences with studio, one-bedroom and two-bedroom apartment options as well as amenities like a swimming pool and solid-surface countertops and stainless steel appliances in each unit. Two other outparcels on the property will also be available for retail, restaurant or commercial space. Apartments will be available for lease in the summer of 2015.

“We are proud to breathe new life into the FLB building, and look forward to retaining the historic character of this iconic building,” said Yandell. “Our future residents will not only live in a historic building so important in Columbia, but they’ll also be able to take advantage of the building’s prime downtown Columbia location situated between the Vista and 5 Points and the University of South Carolina and Main Street. We look at properties all over the country, but we’re particularly interested in historic properties in cities with strong leadership and strategic plans for downtown growth. The FLB building and downtown Columbia have those things.”

Heritage Land & Development plans to preserve “Tunnelvision,” the FLB building’s large-scale mural by local artist Blue Sky, which faces Taylor Street. The group will also preserve as many historic elements in the building as possible, including the building’s lobby, exterior complete with Winnsboro, S.C. granite, the building’s original Otis elevators, coffered ceilings and moldings. Additionally, Historic Columbia Foundation is working with Heritage Land & Development to apply for landmark status for the Federal Land Bank building.
