Construction underway on innovative industrial spec building in Omni Industrial Campus

Construction has begun on shell for the Omni Spec. Building, a speculative industrial building in Summerville, SC. Located in the Omni Industrial Campus, the Omni Spec. Building is designed, constructed and targeted for single user manufacturing, distribution or warehousing companies. The 118,000 SF facility is located 30 minutes from the Port of Charleston with frontage on Interstate 26 in Summerville, SC. Summerville has seen significant growth in industrial space given its close proximity to manufacturers like Boeing, Volvo and Mercedes Benz.
Co-developed by Samet Corporation and Richardson Properties, the building design includes exclusive rights for the end user to a ±100,000 SF expansion pad for future growth. The first bay of the building is engineered to accommodate a mezzanine office and storage. The building will feature thirteen 9’x10’ dock high doors (expandable to 22) and a 12’x14’ drive-in door.
“Maximum flexibility, making the facility work for as many industrial end users as possible, is our goal,” says Brian Hall, Samet’s Director of Development. “The building is designed so that the company that occupies the facility will have exclusive use of their own facility, their own truck court, their own employee parking and their own expansion area, allowing long-term growth for the end user in place. All of those features are 100% exclusive and not shared amongst other users.”
The technical specifications of the Omni Spec. Building include 50’x54’ column spacing, and clear height to accommodate racking systems requiring 5 pallet positions in height. The structure will be insulated precast concrete easily accommodating fully conditioned interiors with a structural steel frame.
Grading operations began on site earlier this summer, with expected completion of the spec. shell building by the first quarter of 2018.
