Apartments leasing at 1813 Main Street in renovated Klondike Building
May 5, 2022Cason Development Group and Cohn Corporation are nearing completion of 28 market rate apartments in the renovated Klondike Building at 1813 Main St. in downtown Columbia. The apartments are expected to be ready in August for September move-in.

Residents will also have access to a rooftop terrace, fitness center, common spaces and lounge area in the renovated building.

The renovation was a joint project of Cason Development Group and Cohn Corporation.
“We are very excited to be delivering this renovated historic building for people to finally occupy it again after 6 plus years of sitting vacant,” said Frank Cason, president of Cason Development Group. “Our goal was to bring this historic office building back to life while maintaining its Mid-century modern aesthetic, and we are extremely pleased with how it’s coming along,” Cason said.
The project repurposes the historic Klondike Building next to Jefferson Square and across the street from Main Street United Methodist Church. Davis Architecture is the architect. Cason and Cohn purchased the building in 2019.
The one- and two-bedroom high-end apartments are expected to attract young professionals and empty nesters who want to live in an urban environment. “The natural lighting in these apartments, combined with the modern finishes and proximity to downtown office buildings make this complex ideal for business professionals looking to live near their work,” said Cason.
The renovation will create the first apartments on the 1800 block of Main Street. “The Cason Development Group’s exciting development is much more than we even anticipated when the project was announced,” said Matt Kennell, president and CEO of the City Center Partnership, the downtown public space management, economic development and marketing organization. “The Cason and Cohn development will be the new residential anchor on the northern end of the Main Street District, and bring 24-hour-a-day life to that part of downtown, with more to come in that area in the near future,” said Kennell. “This development and several others now coming online in the MSD are a tremendous boon to the Main Street District, and its shops and restaurants. ”
Built in 1961 by the Klondike Corp., the building was initially used for federal government offices and renovated in 1983 for office condominiums. The building was restored to its original mid-century modern appearance, including its Main Street entrance. The apartments have adjacent surface parking with an entrance off the parking lot.
The building was designed by the Columbia architectural firm of Lafaye, Fair and Lafaye, which also did Main Street’s Tapp’s Department Store, and was built by the Congaree Construction Co. Cason and Cohn used the original floor plan from the Caroliniana Library at USC as a resource. As part of the project, the building was placed on the National Register of Historic Places, and was granted city landmark status by Columba City Council.
