William Means Real Estate reports $452 million in 2025 sales, marking double-digit growth in Charleston’s luxury market
February 19, 2026William Means Real Estate announced another record-breaking year with $452 million in total sales for 2025, further building on its legacy as one of Charleston’s premier boutique firms. With more than 279 homes sold and an average sales price exceeding $1.6 million, the company continued its strong performance in Charleston’s competitive luxury market.
According to the Charleston Trident Association of REALTORS? Multiple Listing Service, William Means Real Estate ranked among the top firms in several of Charleston’s most competitive markets in 2025, including Downtown, Mount Pleasant, James Island and West Ashley. William Means was the number one overall firm in Harleston Village and I’On, and the top boutique firm in South Mount Pleasant, Belle Hall, James Island and West Ashley with consistent performance across both historic and suburban neighborhoods.
“In 2025, the Charleston market had its ups and downs but held steady overall,” said Drew Grossklaus, Director of Sales and East Cooper Broker-in-Charge at William Means Real Estate. “We saw strong growth in places like Downtown, West Ashley and James Island, even as other areas slowed a bit. What’s encouraging as we head into 2026 is the shift in interest rates, more inventory hitting the market and buyers feeling ready to make moves again. We’re seeing that activity reflected in the market with a strong start to the year.”
Among the standout sales of the year were three of the highest-priced homes in the region: 2114 Pettigrew St. on Sullivan’s Island, 939 White Point Blvd. in Charleston and 126 Hibben St. in Mount Pleasant. These significant transactions underscore the firm’s reputation in Charleston’s top-tier market.
The accomplishments of William Means agents further emphasize the firm’s position in the local market. In 2025, LeGrand Elebash and Kalyn Smythe each surpassed $45 million in sales. Eight agents exceeded $20 million, eleven topped $15 million, and eighteen closed more than $10 million.
