Anderson County to welcome Anderson Lake, its most significant community project in decades

A visionary new chapter is unfolding in Anderson County with the announcement of Anderson Lake, a 1,200-acre, mixed-use community that will bring new life, energy, and opportunity to a unique and historically rich corner of the region. Spanning between Hampton Road and Welcome Road, Anderson Lake is set to become the most significant project in the county in decades, offering a transformative future while honoring the deep-rooted heritage of the land.
“This will be one of the most important projects in Anderson County in decades,” said leader of the project, Gaston Albergotti, CEO of Dunean Capital Management. “This rare and incredibly special piece of land deserves more than just progress; it deserves purpose. Anderson Lake will reflect the soul of Anderson County while creating a vibrant new future.”
Anderson Lake is designed to elevate the county on every level in order to enhance the quality of life and strengthen essential infrastructure. The project will introduce an estimated 26 new roads, improving not only internal connectivity within the community but also enhancing accessibility and traffic flow with significant improvement to existing roads throughout the surrounding areas. In addition to the improved infrastructure, Anderson Lake will feature scenic walking trails and green spaces that highlight the natural beauty of the land. Plans also include expanded healthcare access, a new fire station, and other essential services to support the long-term vitality and safety of the area. Ownership is actively working with School District One to explore the possibility of bringing a new elementary school to the project to serve future families of the community. Anderson Lake will bring approximately 1,000 thoughtfully designed residential homes, two thirds of which are intended for those aged 55 and over, creating a dynamic, multigenerational community with a strong focus on active adult living.
Every step of the project is rooted in preserving and complementing the character of the land. From the layout of the homes to the integration of natural features and historical markers, Anderson Lake is not about replacing the past, but revitalizing it, bringing new life to an area with deep significance to Anderson County’s story.

Following formal approval by the Anderson County Planning Commission on July 8, 2025, the project is set to move forward with purpose and momentum.
