Charleston Housing Authority project at 275 Huger Street gains final approval

The Charleston Housing Authority (CHA) has received final approval from the City of Charleston’s Board of Architectural Review (BAR) for the redevelopment of 275 Huger Street, advancing a key affordable housing project on the peninsula.
The approved plans call for replacing an aging 12-unit structure with a new, 77-unit affordable housing community designed to reflect Charleston’s historic architectural character while addressing the city’s growing demand for attainable housing.

“This is a significant milestone for Charleston and for the many residents who deserve safe, affordable homes within our city limits,” said Peter Sherman, director of development for CHA. “This project demonstrates how thoughtful design and affordability can coexist to strengthen our neighborhoods.”
The project underwent extensive review and multiple design refinements based on feedback from the community and city officials. CHA collaborated closely with its design team, developer, and city planning staff to ensure the final design maintains architectural integrity while promoting sustainability and long-term affordability.
The 275 Huger Street redevelopment is part of CHA’s broader initiative to modernize and expand affordable housing across Charleston, complementing ongoing work at Gadsden Green, Cooper River Courts, and Meeting Street Manor. Construction is expected to begin after the permitting process is completed, with units anticipated to be available by 2027.
The project is being developed by Ray Nix in partnership with Ward Mungo Construction, with architectural design by Davis Architecture. Together with the Charleston Housing Authority, the team has worked to create a modern, energy-efficient community that meets the city’s design standards and enhances housing opportunities for local residents.
