Clarius Partners announces development of spec building at Omni Industrial Campus

Colliers International assigned leasing for the development

A partnership affiliated with Chicago-based Clarius Partners, LLC and Wanxiang America Real Estate Group, LLC, who recently purchased approximately 43 acres of land at the Omni Industrial Campus in Summerville, SC with the assistance of Colliers International, has announced the development of Clarius Building 1, a spec industrial building at the site. The developer plans to build an approximately 587,720-square-foot Class A spec building, with an estimated delivery in the third quarter of 2017.

“We are excited to launch our first development project in the southeastern United States,” said Kevin D. Matzke, Managing Principal of Clarius. “Despite continued strong growth in its manufacturing and port-related industrial market, the Charleston region is lacking in readily available, state-of-the-art warehouse space for companies needing over 300,000 square feet, and we have found that most tenants either do not have time to develop their own project or are unwilling to take on the risks and uncertainties inherent in the development process.”

Clarius Building 1, designed to be LEED© certified and FTZ capable, will feature energy-efficient LED lighting, 36’-0 clear height, multiple modes of ingress and egress, 111 dock positions, 4 drive-in doors, 325 car parking spaces, 151 trailer parking spots, full divisibility and truck courts that can be fully secured.

“Charleston is experiencing a resurgence of manufacturing, with both companies from outside the market and expanding companies already in the market competing for space,” said Hagood Morrison, Senior Vice President and Principal with Colliers International South Carolina. “The Omni Industrial Campus spec building is a prime opportunity for these users, with high-quality Class A facilities and easy access to major transportation and employees in Summerville. We are excited to begin marketing the project and expect significant interest.”

Colliers International’s industrial team of Hagood Morrison, MBA, SIOR; Peter Fennelly, MCR, SIOR, SLCR; Simons Johnson, SIOR, MCR, CCIM; and Tim Raber, which assisted Clarius in the purchase of the land, has been assigned the leasing of the spec building.
