Clear Mountain Properties announces Plans for LIVA, a new lifestyle-focused residential community in Travelers Rest

Clear Mountain Properties is set to break ground on LIVA, a thoughtfully designed multi-family residential community in the heart of downtown Travelers Rest.

Situated on 10.5 acres, Liva will consist of five garden-style apartment buildings with 120 units, and 32 three-bedroom townhomes for rent, all featuring spacious floor plans and elevated finishes. The community’s resort-style amenities include a pool, clubhouse, fitness center, dog park, and bike barn. A multi-use path with public access will connect directly to Main Street and, eventually, the Swamp Rabbit Trail, reinforcing Liva’s focus on walkability and access to the outdoors.

The development is located near the intersection of North Poinsett Highway and Tubbs Mountain Road, a key gateway into downtown Travelers Rest. The City of TR unanimously approved significant streetscape improvements for the corridor, including trail extensions, landscape buffers, widened sidewalks, and other pedestrian-focused enhancements to strengthen connectivity between the Swamp Rabbit Trail and Main Street. The improvements are well underway, and the project is nearing completion.

Developers expect strong demand for the community based on current housing trends in the market. “Our market study indicates the demand for housing in Travelers Rest already exceeds existing inventory, with projections showing a shortfall of more than 2,000 units over the next five years,” said Zach Shulruff of Clear Mountain Properties. “The area continues to benefit from steady growth, driven by employment opportunities, quality of life, and connectivity to the Swamp Rabbit Trail and downtown corridor. We believe that combination will drive sustained demand for well-located, high-quality rental housing like Liva.”

Project partners include Capstone Building Corp, Seamon Whiteside, SHLTR Architects, and Creative Founder Design Studio. A groundbreaking ceremony will be held at 9am on Wednesday, March 25, at 208 Tubbs Mountain Road Ext. Travelers Rest. Construction is estimated to take 20 months. Leasing is expected to begin by mid-2027, with full project delivery by the end of 2027.
