Shrinking availability may spur new construction
Market Highlights
Class A availability in Downtown Charleston is shrinking rapidly as no full floors remain. As the submarket experiences asking rents regularly exceeding $45 per square foot, it’s increasingly likely that developers will break ground on at least one in-planning office project in the next year. While Daniel Island remains the market’s high-vacancy outlier, with 57% of its Class A space empty and 34% overall, renovations at single-tenant properties are attracting users to chip away at that availability.
