Market Highlights

Absorption flipped to net negative in Q2 after solid gains the past two quarters, an indicator of the minimal-availability environment created by several years of strong performance and low construction volume. The bulk of vacancy is concentrated in older corridors in North Charleston, including Dorchester Road and Rivers Avenue, where strategic reinvestment and nontraditional anchors are revitalizing aging centers and spurring acquisition activity.
