Suburban leasing accelerates as vacancy dips below 12%

Market Highlights

The Columbia market saw leasing volume solidify as tenants begin to absorb larger blocks of space made available by post-Covid lease expirations. Notably, Northeast Richland County saw renewed activity after several quiet quarters as over 85,000 square feet of new leases signed in Q2 concentrated along the rapidly-growing I-77 and I-20 corridors. A lack of 4,000+ SF availabilities in the well-located St. Andrews submarket (the primary suburban alternative) is a contributing factor to growth in the Northeast as tenants seek easy access to updated Class A and B space.
