Columbia
The arrow continues to point upwards for Columbia’s hospitality market, signaling robust demand growth. Market-wide, an ongoing inventory replacement cycle continues to be a factor as the region’s growth accelerates behind major manufacturing, healthcare and higher education projects.
Charleston
Charleston’s hospitality market continued to thrive in Q2, traditionally its busiest season, as rent growth pushed overall ADR to nearly $200.00. Despite its well-publicized departure from the top of Travel + Leisure’s destination rankings, the market’s fundamentals remain unchanged.
Greenville-Spartanburg
As one of the nation’s hottest mid-sized metros, Greenville-Spartanburg’s hospitality market is experiencing robust growth. Business travel, driven by manufacturing expansions and new development, is creating midweek occupancy spikes and bolstering ADRs across classes.
Hilton Head/Beaufort
The Hilton Head market saw modest relief after several consecutive downward-trending quarters, posting year-over-year gains in occupancy across all classes. Strong performance by upscale and upper upscale/luxury properties pulled overall ADR and RevPAR up slightly.
Savannah
An ongoing wave of new construction has softened the impact of still-strong demand as Savannah’s hospitality market continues to transform the region. Occupancy, ADR and RevPAR all fell year-over-year as upscale, upper upscale and luxury properties all outperformed 2024.
Myrtle Beach
Myrtle Beach continues to see softening demand as visitors shift away from aging economy-class hotels towards higher-quality experiences, reflecting a broader hospitality trend towards premiumization. Upper midscale and higher classes saw healthy performance.
