Colliers represents Gissing North America in ±135,745-square-foot lease at Fox Hill Business Park

June 22, 2021

Dillon Swayngim of Colliers | South Carolina has successfully facilitated the first lease transaction at Fox Hill Business Park, a new development initiative by New Jersey-based Sudler Companies located in Greenville County. Swayngim represented the tenant, Gissing North America, in the ±135,745-square-foot lease at the park’s first building located at 189 Milacron Drive in Fountain Inn. The company is expected to begin operations out of the new facility in 2022.

Gissing is headquartered in Wuxi, China with its North American subsidiary based in Bingham Farms, MI. The company supplies acoustic solutions comprising drivetrain and thermal, overhead, exterior, cargo management, carpet and interior acoustic systems to the automotive industry. The company has 14 facilities worldwide including its Sumter, SC facility which produces solution-dyed polyester staple fiber.

“Greenville County was a top choice for Gissing during the site selection process due to its superior infrastructure, economic environment and the quality of life it offers future associates,” said Claudio Calado, CEO of Gissing North America. “Colliers, along with the GADC and SC Department of Commerce teams, was instrumental in helping us secure the perfect facility for our needs at Fox Hill Business Park. This strategic location will allow us to meet growing customer demand within the immediate geographic area while positioning the company for future growth throughout the Southeast.”

The lease at Fox Hill Business Park represents an investment of $18.6 million and is expected to create ±116 new jobs. Gissing plans to produce and distribute automotive overhead, interior, exterior and cargo management components out of the Fountain Inn facility.

Fox Hill Business Park has an estimated total capacity for 2.5 million square feet of industrial and distribution development in a business park-type setting with excellent access to the Greenville and Upstate markets. The park is served by immediate access to I-385 linked to I-85. In addition to ±69,244 square feet remaining for lease at Building One, a second site is currently being mass graded as a 306,000-square-foot build-to-suit option.

Fox Hill Business Park developer Sudler Companies was represented by NAI Earle Furman’s Grice Hunt and Clay Williams in this transaction.
