Ground breaking of Gateway Mount Pleasant, a 65,000 SF class-A, multi-tenant office building

December 14, 2017

Durlach Associates and Landmark Enterprises, the real estate developers, broke ground on Gateway Mount Pleasant, a 65,000 SF Class-A office building under construction at 235 Magrath Darby Boulevard.  The project is being built by Choate Construction and will serve as their Charleston Headquarters upon completion in October 2018.  Financing is being provided by South State Bank.

Gateway Mount Pleasant is a modern, best-in-class, four-story office building designed by McMillan Pazdan Smith Architecture and Seamon Whiteside Engineers.  “With its commanding position at the base of the Arthur Ravenel Jr. Bridge, Gateway will be the most visible and accessible multi-tenant office building in Mount Pleasant and perhaps the entire Charleston area,” stated John Durlach, broker-in-charge at Durlach Associates.  The area of Mount Pleasant between the Ravenel Bridge and I-526 continues to attract many new and expanding legal, financial, professional services, and technology firms.  These companies are looking for abundant parking and easier commutes for staff, many of whom reside in Mount Pleasant.  Gateway Mount Pleasant is perfectly located to address the needs of these growing businesses.

Jason Ward, President of Landmark Enterprises, said: “Breaking ground on the Gateway office building is the result of years of hard work and planning by our entire team, rooted in the vision of Landmark’s Founder Gene Blanton who has been responsibly developing and preserving land in Mount Pleasant since the early 1970s.”  Landmark has long viewed the Gateway site as a vital location for economic development, and has master-planned it for this purpose.  The new office building and the hotel component completed in 2016 are both highly accessible, state-of-the-art facilities, from which tenants and visitors can take full advantage of expansive marsh and water views.

Bullish on the location and the project, Durlach Associates President, Marcus R. Durlach, IV commented that, “with approximately 97% occupancy, the Mount Pleasant office sub-market is currently the strongest in the greater Charleston area.  Gateway’s highly accessible, central location near the Ravenel Bridge in close proximity to East Cooper and Downtown amenities provides companies an advantage in attracting Charleston’s top talent.  We are pleased with the tremendous interest in this project, and particularly the decision by Choate Construction to locate its Charleston Headquarters at Gateway.  We’re excited to develop this new office building in partnership with Landmark Enterprises, due to our long-standing relationship with Jason Ward and his outstanding team at Landmark, as well as their long history in the Mount Pleasant market.”

Gateway is being marketed for lease by Durlach Associates and Landmark Enterprises.
