Magnus Development breaks ground on third industrial building at 803 Park

Magnus Development Partners announced the groundbreaking of Gateway 4, a 120,000 SF spec industrial building at 803 Park in Lexington County, SC.
The project is adjacent to CAE Airport, the UPS regional air and ground hubs, FedEx Freight, and a Norfolk Southern transload rail terminal. It also offers exceptional connectivity, just one mile from I-26, with convenient access to I-77, I-20, and I-95, and less than two hours from the Port of Charleston.
Gateway 4 marks the third building underway at 803 Park, following the success of Gateway 1 and Gateway 3, both 252,720 SF and fully leased. Magnus plans to break ground on the Park’s fourth and final building, Gateway 2, in 2026. The 456,840 SF cross-dock facility is already permitted, and leasing is now underway.
