Publix spin-off to anchor Columbia Development’s Lexington Marketplace.

TSCG (The Shopping Center Group), one of the largest, privately owned, retail-focused real estate advisory firms in the United States, with offices coast-to-coast, lands GreenWise Market at Columbia Development’s newest neighborhood center in Lexington, SC, a high-growth submarket of Columbia, SC.  Owned and operated by Publix Super Markets, Inc. and named for the company’s popular organic food brand, the grocer will feature a large variety of organic, specialty and traditional grocery items at Lexington Marketplace.  As the exclusive leasing agents; Darrell Palasciano and Matt Henry, leasing advisors for TSCG, worked with Columbia Development’s leasing team to finalize the lease last month.

“Now that GreenWise is officially on-board, we expect leasing momentum to swell to a fever pitch for the junior anchor and end-cap slots,” explains Palasciano.  “Lexington is the ideal market for GreenWise to continue its entry into the Carolinas – particularly along this primary retail corridor of one of South Carolina’s fastest growing markets.”  The store is expected to open within a year after construction commences.

GreenWise joins Hobby Lobby and ULTA Beauty at this 135,000-square foot retail center located on US Highway 378 (Sunset Boulevard.) at Saluda Springs Road.  Lexington Marketplace also features dining and service amenities including Brain Balance Achievement Centers, Fit Body Boot Camp, Smoothie King, MOD Pizza and other local retailers and service providers that bring occupancy to 80 percent.  “The three available end-caps – especially the two featuring large patios – are ideal for fast casual and family restaurants.  In addition to popular eateries, we’re also in preliminary discussions with several national retailers for the junior anchor space adjacent to Hobby Lobby,” continues Palasciano.

Within three miles of Lexington Marketplace, the average household annual income is more than $95,000.  The average daily traffic count on Sunset Boulevard is 36,700.  Ideally located in Central South Carolina only minutes from the state’s capitol, Lexington is one of Columbia’s most desirable suburban markets with extensive greenspace, a sought-after standard-of-living and unique amenities.  The region benefits from its transportation network that puts approximately 2/3 of the nation’s population within a day’s drive.

GreenWise Markets feature organic and specialty products and other features in-store neatly grouped for a more organized shopping experience.  The first store opened in Tallahassee, Fla. in 2018.  Many stores feature a drink bar where shoppers can purchase kombucha on tap, smoothies and acai bowls, wine, locally roasted coffee and craft beer.  GreenWise stores also offer fresh cooked foods, imported cheeses, organic meats, sausage made in-store and seafood.  A personal care section includes soaps, bathroom products and natural goods.
