±1.5-million-square-foot spec industrial building at The Cubes at Fort Prince leases 30 days after groundbreaking

Initial sitework began in September on the first of multiple buildings at The Cubes at Fort Prince industrial park on Spartanburg’s Fort Prince corridor. Less than 30 days later, 1.5-million-square-foot “Building A” has been fully leased to an undisclosed client who will use the facility to expand its Southeast distribution footprint.

The Colliers industrial team of Garrett Scott, John Montgomery and Brockton Hall represented developer and landlord CRG in this transaction.

This will be CRG’s third industrial facility developed in the Upstate consisting of more than 1.3 million square feet under one roof, all of which were fully leased prior to completion.

Building A is the first speculative building to break ground at the newly announced Cubes at Fort Prince industrial park. The site is adjacent to Walmart’s future ±720,000-square-foot refrigerated distribution center on Fort Prince Boulevard.

Master planning shows two additional proposed structures at The Cubes at Fort Prince: ±500,400-square-foot Building B and ±345,600-square-foot Building C.

Construction of Building A is on schedule and initial delivery is expected by June of 2022. The facility will feature leading industry specifications including 40-foot clear heights, cross-dock orientation, on-site trailer parking and office to-suit.

The Colliers team of Garrett Scott, John Montgomery and Brockton Hall have been the exclusive brokerage and advisory partner of CRG in the Upstate, SC market for more than five years and have advised the company through the planning, development and leasing of 2.7 million square feet at The Cubes at Inland 85 near the Inland Port in Greer. CRG will continue working with the Colliers team to plan, market and lease future buildings at The Cubes at Fort Prince.

All buildings by CRG in the “Cubes” series feature enhanced specifications important for modern industrial users and must meet a set of standards including environmental responsibility, access to major transportation, state-of-the-art design and construction, 3D conceptualization, zero tolerance safety programs, modern truck docking and ample trailer storage in locations that support workforce availability.
