1441 Main Street Receives Energy Star Certification

December 9, 2008

COLUMBIA, SC – December 8, 2008 – The sixteen-story tower at 1441 Main Street, which is leased and managed by Colliers Keenan Inc., has been named an Energy Star building by the Environmental Protection Agency.  As landlords across the United States look for ways to be more environmentally and budget conscience, 1441 Main Street now one of only two buildings in South Carolina with this prestigious ranking.

The original developer of 1441 Main Street was forward thinking in that the building was designed to have minimal impact on the environment and have operating costs significantly lower than competing properties.  Through recent upgrades to the building such as new cooling towers and VAV boxes, the building was able to reach Energy Star levels of conservation.  The building engineers also seasonally adjust and recalibrate zone sensors to ensure that energy is not wasted through unnecessarily heating and cooling of the building.

Tenants at 1441 Main Street will enjoy lowered operating and energy costs compared to competing properties in Columbia.  “By having the Energy Star certification, we will be able to attract budget conscious tenants to 1441 Main Street that are looking for Class A space,” said Tommy Johnson of Colliers Keenan Inc, who leases 1441 Main Street with co-broker Marsha Davis.  Davis added, “When trying to attract national tenants to our market, it is important to have space that has the modern efficiencies that real estate advisors experience in other markets.”

The building’s owner, an entity sponsored by but not owned by Franklin Street Properties Corp. (AMEX: FSP), recognizes the importance of energy conservation in a competitive market such as Columbia and has plans make additional capital improvements in order to make it as energy efficient as is economically feasible.  Toby Daly, a representative from the building’s ownership said, “We work in major markets across the United States, and as the trend to be environmentally friendly continues to emerge nationally, we are proud to be on the forefront in South Carolina.”
