LStar Announces Plans to Create Two New Residential Neighborhoods within Grande Dunes

January 26, 2015

MYRTLE BEACH, SC – LStar, the owner of Grande Dunes — Myrtle Beach’s premier, luxury resort community — is excited to announce plans for the creation of its two newest neighborhoods. The 54 lot “Enclave” is located in the private, gated section of Grande Dunes’ Golf Village community. Many of the lots will front directly on the exclusive Members Club 18-hole golf course; others will overlook a beautiful existing pond.

This new neighborhood is projected to break ground in early March and will offer prospective homeowners the opportunity to build their dream home on lots from 85’ to 120’ in width.  LStar will work with a select group of builders to ensure the exceptional architectural integrity of the exclusive Members Club community is strictly protected. The Grande Dunes Properties staff will begin taking reservations for these lots shortly.

“The creation of this new neighborhood is a very important milestone in our stewardship of this exceptional community. This is a very special plot of land with rare and precious natural elements surrounding it. The existing natural ponds must be protected and respected. The  design of this neighborhood carefully balanced the desire to capture the beautiful golf course views with Grande Dunes’ commitment to limiting the intrusion of homes on its golf experience. After many months of careful planning, we believe we have found the proper balance between growth and a respect for the rare environmental elements of this site,” said Kyle Corkum, Managing Partner of LStar.

LStar also submitted plans this week for another new neighborhood in Grande Dunes located near the Claire Chapin Epps YMCA.  This new neighborhood will include its own amenities and will connect to the new 21 mile Grande Dunes Trail network that will front on the Intracoastal Waterway.  The first phase, consisting of 164 single-family homes, is expected to being construction in mid 2015.

“The first long term plan LStar committed to after acquiring Grande Dunes was the creation of a 21 mile trail network that would link Grande Dunes to the East Coast Greenway. Perhaps the most exciting element of this new trail was our commitment to build more than 3 miles of it along the Intracoastal Waterway so everyone in Myrtle Beach could enjoy the exceptional experience of this beautiful amenity. A critical aspect of this planning required us to immediately begin working on the creation of a large neighborhood that would interact positively with the YMCA and would link its open space to the new trail network we will create. This new neighborhood is an important first step in what will ultimately be viewed as one of the most desirable housing locations in Myrtle Beach and we are very proud to be advancing this vision just 12 months after acquiring the community,” said Kyle Corkum, Managing Partner at LStar.

The creation of these new neighborhoods follows on an unprecedented surge in home construction in Grande Dunes.  Currently, there are 81 homes under construction (representing more than $40 million in construction) in the community. This represents the most new home building activity the community has ever experienced at one time.
