A M King delivers new production facility for U.S. Waffle in Liberty, S.C.

Carolinas-based A M King, an Integrated Design-Build firm with an established presence in the Upstate, has completed a large-scale renovation project for U.S. Waffle, a leading manufacturer and distributor of specialty frozen waffles and pancakes. Having outgrown its existing facilities in Greenville, the food company decided to purchase an existing building in Liberty, S.C. and repurpose it as a bakery.

For A M King, the project entailed converting a 40-year-old warehouse into a 310,000-square-foot production facility. The completed facility houses five production lines with capacity for nine lines — positioning the international food manufacturer for continued high growth in the breakfast products category.

A M King’s scope of work included production line layout and design consulting; processing and packaging space build-out; HVAC selection to maintain positive pressure through different stages of the baking process, and electrical coordination. Renovated areas included warehouse, food processing areas, dry storage, dry docks, offices and Quality Assurance labs. A M King installed 1,550 cubic yards of concrete with sloped surfaces to minimize labor during washdown.

Repurposed materials that otherwise would have ended up in a landfill included industrial sinks, wall panels, relief dampers, emergency generator, electrical switch gear, storage racking, furniture and exhaust fans.
