Lima One Capital to relocate headquarters to newly renovated 300 East McBee development in Greenville, SC
December 16, 2024Lima One Capital, the nation’s premier lender for real estate investors, has officially announced its plans to relocate its corporate headquarters in Greenville, S.C., to 300 East McBee Avenue, a marquee downtown building currently being redeveloped by Hughes Commercial Properties. Lima One will lease more than 60,000 square feet on floors two and three of the newly renovated property.
The move to 300 East McBee provides Lima One with prime office space in a newly renovated Class-A building with prominent branding and visibility, underscoring its significant presence in Greenville’s vibrant downtown.
“Lima One’s decision to relocate its headquarters to 300 East McBee marks a key milestone for both our company and the City of Greenville,” said Harrison Hughes, executive vice president of Hughes Commercial Properties. “Their presence reinforces our vision of creating a dynamic business hub in the heart of downtown.”
Lima One had previously announced plans to locate its headquarters elsewhere in downtown Greenville but altered its decision to ensure continuity of business operations while maintaining its ability to grow and scale the employee base needed for planned production growth.
“Our goal is to move into the new location in the summer of 2025, as we are eager to bring a space to our employees that we know will enable them and our company to be at their best,” Lima One CEO Josh Woodward said. “We are delighted to provide an environment that fosters creativity, wellness, and a strong sense of community for both our teammates and Greenville at large.”
Headquartered in Greenville since 2011 and located at 201 East McBee since 2014, Lima One employs approximately 300 people, with the majority of its associates based locally in Greenville County.
“300 East McBee is more than just an office building—it’s a landmark that has been part of Greenville’s skyline for decades. Building on that legacy with a partner like Lima One has resulted in a nearly full building that will only add to the already vibrant North of Broad district,” Hughes said. “This redevelopment seamlessly combines high-quality Class-A office space with vibrant restaurant and retail offerings, all just steps from Greenville’s Main Street. Its success highlights its status as one of the most sought-after districts downtown, offering a unique mix of accessibility, modern amenities, and lasting significance.”
“I am thrilled for Lima One Capital to be able to establish our new headquarters in the heart of downtown,” Woodward said. “We are looking forward to partnering with Hughes Commercial Properties in the revitalization of one of the most marquee, iconic buildings in Greenville. We believe that the completed project will deliver a special, one-of-a-kind space, inside and out, that will be among the premier office spaces in the Southeast.”
