South Carolina’s industrial market experienced nearly 8.5 million square feet of gross absorption offset by over 7.2 million square feet of moveouts, most notably TwinStar Home’s vacation of distribution center in Summerville and the protracted closure of Tupperware’s Williamsburg County manufacturing facility. The construction pipeline has stabilized after an extended building spree has left uneven vacancy across the state with rates in Columbia and Greenville-Spartanburg largely normalizing, while Charleston and Charlotte remain elevated.
