Engineering workforce bolsters manufacturing outlook
Market Highlights
Charleston’s industrial market showed mixed performance in Q3 2025 as manufacturing growth offset ongoing logistics softness. Offering one of the Southeast’s strongest engineering workforces, manufacturer demand is strong as Volvo plans for new models at its Camp Hall plant, creating potential supplier demand. Net absorption rebounded to 297,872 SF, largely driven by Arcadia Cold Storage’s 262,000 SF build-to-suit delivery, bringing year-to-date absorption near net-zero. Vacancy stands at 22.33%—the highest in the U.S.—as a final wave of Q4 speculative deliveries remains largely unleased.
