Colliers secures long-term lease with Haynsworth Sinkler Boyd at The Cigar Factory

The law firm’s 15-year, ±26,753-square-foot commitment signals continued competition for high-quality downtown office space

Colliers | South Carolina announced that Haynsworth Sinkler Boyd has signed a long-term lease for ±26,753 square feet at The Cigar Factory, one of Charleston’s most recognizable properties. Colliers’ Reid Davis, Pete Harper, and Cameron Yost represented the landlord in the transaction.

The 15-year lease is a significant office commitment in downtown Charleston and brings a leading South Carolina law firm into one of the city’s most distinctive workplace environments. The transaction reflects continued demand for high-quality office space in premier locations, particularly from professional services firms making long-term investments in the peninsula.

Its location, character, and quality made it a clear choice for our next chapter in Charleston. Interestingly, The Cigar Factory was constructed in 1881, six years before the founding of our firm. Both have withstood the test of time.”

The law firm will occupy the former Garden & Gun headquarters, a full-floor space that has been a defining presence within the building for more than a decade. This is a notable evolution for The Cigar Factory as it continues to attract a diverse mix of creative and institutional users. With this lease, the law firm becomes the second-largest tenant in the building, behind only the Clemson University Design Center.

Located on East Bay Street overlooking the Charleston Harbor, The Cigar Factory is one of the most celebrated adaptive reuse projects in the Southeast. Originally constructed in 1881 and redeveloped in 2014, it currently stands as a premier office destination that blends historic character with modern functionality. The property was listed on the National Register of Historic Places in 1980 and designated a National Historic Landmark in 2024.
