Magnus Development Partners breaks ground at Midway Flex Center

August 27, 2026

Magnus Development Partners has broken ground on a 57,750-square-foot building, Midway Flex Center, at Lexington County Industrial Park near the intersection of I-77 and I-26.

The development is expected to be completed in early March 2027 and represents the newest construction project and final speculative buildout within the 2M+ square-foot established park. Midway Flex will feature four dock-high doors, 52’6” x 50’ column spacing with a 60’ speed bay, 28’ clear heights and ESFR fire protection. Designed to accommodate one or two tenants, the building will offer unique Class A space for users starting at 24,750 square feet.

Midway Flex Center continues Magnus Development Partners’ long-standing investment in Lexington County Industrial Park, where the company has previously developed eight buildings for companies including Domino’s, Kardex Remstar, Lowes, Home Depot, Scholastic Book Fairs and more.

“With Class A industrial vacancy below 2% and even more limited modern options in this size range, Midway Flex addresses a gap in the market,” said Caroline Fawcett of Magnus Development Partners. “With a deep local labor pool and premier location, Magnus is excited to deliver Midway Flex and complete the buildout of Lexington County Industrial Park.”

“The 25,000 to 50,000-square-foot industrial needs are the most underserved space requirements in the market,” said Chuck Salley, Managing Director | Industrial Services in Colliers’ Columbia office. “This project will help serve the growing demand for quality product in this size range.”

Lexington County Industrial Park offers significant logistical advantages. It is located approximately 5 miles from the Columbia Metropolitan Airport, home to the UPS regional air hub, the UPS ground hub, FedEx Freight and a Norfolk Southern transload rail terminal. The site is also ±1 mile from the intersection of I-77 and I-26 and is within two hours of the Port of Charleston

Colliers’ Chuck Salley, Thomas Beard and John Peebles handle leasing and marketing for Magnus Development Partners’ industrial developments in Columbia.
