South Carolina-based real estate developer Magnus Development Partners completed the purchase of 10+ acres on Camp Hall’s Campus 1, where they plan to break ground before the end of this year.
“We are pleased to welcome Magnus Development Partners to Camp Hall with the closing of this sale,” said Dan Camp, Senior Director of Real Estate and Camp Hall. “Their industrial spec building, a Class A product, will be the first one of its kind within our 6,800+ acre, next generation commerce park. The momentum is flowing at Camp Hall, and we’re excited to have a building for attracting small- to mid-sized users.”
Magnus bought the property to develop a 157,500 square-foot industrial speculative building with an estimated completion date during the third quarter of 2022.
Business Facilities Magazine ranked Camp Hall as the nation’s No. 7 best industrial park, and it is the only park in the Southeast to make the list. With Magnus focusing on development in the Southeast, Camp Hall is the ideal location to draw in small to mid-sized businesses, as it’s conveniently located in Berkeley County, the second fastest-growing county in the state.
“Magnus looks forward to breaking ground at our Camp Hall site in Q4 of 2021,” said Magnus Partner Bill Owen. “As we develop this industrial spec building in Berkeley County, we are energized by the enthusiasm of Camp Hall, the expansion of Volvo, and the Wal-Mart facility expansion. We are sure we will find dynamic tenants who will appreciate not only the new development we will create, but the overall atmosphere and image of Camp Hall.”
Camp Hall is designed with growth in mind with the infrastructure, permits, entitlements, and people already in place. Home to Volvo Car USA’s first North American manufacturing plant, the commerce park could ultimately house more than 10,000 jobs. Designated sites within Camp Hall are site-ready with innovative infrastructure including strong technology connections so businesses can easily transition to and prosper in South Carolina.
Camp Hall is protecting approximately 2,650 acres, including 1,265 acres of freshwater wetlands. That means the park is preserving one third of its total acreage. The next generation commerce park is designed by Santee Cooper, South Carolina’s state-owned public power provider, in partnership with the South Carolina Department of Commerce, Edisto and Berkeley Electric Cooperatives, SC Power Team, the Charleston Regional Development Alliance, the South Carolina Ports Authority, and Berkeley County, and provides direct access to I-26 and is only 30 minutes from the Port of Charleston, 27 miles from Charleston International Airport, and 18 miles from I-95.
