Local Industrial Park Seeks LEED Certification
October 7, 2009The developer of Carolina Pines Industrial Park, Charlotte, NC-based KIRCO, is working hard to make this project the new standard for industrial development in South Carolina. The park, which is projected to have an ultimate build-out of 2,000,000 square feet, has been master-planned to incorporate unique features that are not currently found in Class A industrial parks in South Carolina all while maintaining as small of a carbon footprint as possible.
The park is currently the only Class A industrial park in South Carolina with railroad access. It offers users access to truck and trailer courts, and due to its geography in the middle of the state, it gives users the option to promote competition between the Port of Charleston and Port of Savannah.
Dean Kiriluk, Executive Vice President of Kirco says, We chose this site for the development of Carolina Pines Industrial Park because of its unique location and access to multi-modal transportation, but we chose to develop it in an environmentally friendly way due to value. PriceWaterhouseCoopers recently cited in a report the need to increase value through worker productivity and reduce operating costs as the driving force in the green movement in commercial real estate nationally.
The first 185,000-square-foot building in the park was completed in May, and is currently seeking LEED Silver Certification. The building was constructed using high efficiency lighting, cross ventilation and high efficiency irrigation that can offer a user a cost savings of up to $37,000 per year compared to a traditional Class A industrial building of the same size. Chuck Salley, a broker for Colliers Keenan and leasing representative for the park, said, When new industrial prospects come to Columbia looking for space, this project blows them away. It offers amenities that no other project in South Carolina offers, at a cost savings. That’s huge.
The Carolina Pines Industrial Park can accommodate users ranging from 20,000 square feet in current buildings, up to 750,000 square feet in build-to-suit opportunities.
