Morrison Yard to open first phase of multi-family community and workspace in September 2022

June 26, 2022

Morrison Yard, the 4.6-acre, mixed-use community located in Charleston’s Upper Peninsula, is on track to complete its first apartment residences this summer and will welcome its first residents in September. The mindfully-designed space, which expects to celebrate its grand opening later this year, will bring apartment homes, workspaces, shops, restaurants, and 1.5 acres of green space to Charleston’s growing and vibrant community.

Positioned alongside the Cooper River at the base of the Ravenel Bridge, Morrison Yard is named as an ode to the property’s history as a port shipyard and railroad. More than simply an apartment community, Morrison Yard is dedicated to becoming an integral piece of Charleston’s future as a premier residential destination with innovative workspace, public plazas, and thoughtful retail experiences.

The project is helmed by Woodfield Development and is the company’s 15th major investment in the Charleston area. A few of Woodfield’s recent projects include The Port House and Wharf 7 on Daniel Island, Cooper River Farms, Newbrook Point Hope, and The Standard at James Island. Dedicated to serving as a gateway to Charleston by adding to its history instead of impacting it, Woodfield has enlisted several local businesses to assist in creating an authentic community. Local partners include Housing Studio, Shah Architecture, S Wilkens Interiors, CF Evans, Timber Artisans, The Urban Electric Co., Brooks Custom Woodworks, Seamon Whiteside, Stitch Design Co.,  Bourne Group, among others.

Appealing to longtime residents and those new to the Lowcountry, Morrison Yard provides a welcoming environment in a neighborhood brimming with the city’s hottest restaurants and creative businesses. The 379 multi-unit structure offers studio, one-, two-, and three-bedroom floor plans with best-in-class interior appointments and community amenities. The property will provide residents with views of the Ravenel Bridge and Charleston Harbor, along with ample green space across eight courtyards, a two-level lobby/leasing center, a luxury clubhouse, a 3,300-square-foot fitness center, a business center, media rooms, lounge/event spaces, a rooftop pool and pool deck, a sky club with soaring views, an outdoor kitchen and multiple grilling areas. A number of affordable housing units will be available for those who qualify.

The Morrison Yard team is working closely with the City of Charleston to engage with the local community and is excited to spearhead neighborhood improvements including three new bus shelters, sidewalks and crosswalks on both sides of Morrison Drive, a pedestrian connection to the Ravenel Bridge, and a traffic light at Morrison Drive and Johnson Street. As supporters of  Charleston Promise Neighborhood, Kids on Point, Charleston Moves, Seal Kids, and Operation Home, among other local organizations, Morrison Yard is committed to partnering with groups who share their mission in keeping Charleston an energetic, accessible, and special place to live. With an eye on the future, Morrison Yard has implemented several eco-friendly and sustainable practices including electric vehicle charging stations, a car share program, and solar powered amenity areas.

Inspired by Charleston’s rich food scene and vibrant creative community, the Morrison Yard team plans to engage with local farmers, muralists, chefs, and other innovators to curate memorable experiences for residents and the Charleston community.  From yoga on the lawn, to pop-up markets, to live music, Morrison Yard will offer a full range of experiences for all.

Morrison Yard also includes a 148,000 SF office building opening Winter 2022. With its innovative sustainable design, the office will be the first to achieve Charleston RISES Certification and will provide unobstructed views of the Cooper River and Charleston Peninsula. RISES Certification promotes new construction projects that are at least 30% more energy and water efficient than projects that are simply code compliant, and projects that are constructed using materials and products that do not adversely affect the health and well-being of building occupants. The Office at Morrison Yard is developed by Charleston-based Origin Development Partners and The Keith Corporation from Charlotte, NC.

Prospective tenants can inquire about leasing a residence at Morrison Yard  here. Morrison Yard will soon host a number of community events, with details shared on their social media pages including Facebook and Instagram.
