Muc-Off leases space at Magnus Development Partners’ 803 Park

Colliers | South Carolina’s Chuck Salley, SIOR, Thomas Beard, SIOR and John Peebles, SIOR represented Magnus Development Partners in the lease of 56,160 square feet of industrial space to Muc-Off at 803 Park, 425 Distribution Drive in West Columbia.

Muc-Off is a leader in the bike cleaning products space, producing innovative care and maintenance products for bicycles, motor bikes and motorcycles. It will use the 803 Park facility as a distribution center.

Magnus broke ground on the park in Q4 2022 and has constructed two 252,720-square-foot speculative buildings, Gateway One and Gateway Three, and has a 408,240-square-foot building, Gateway Four, proposed. Gateway Three is fully leased to Givens Transportation Solutions. Gateway One has 56,160 square feet leased to Mattress Warehouse, 56,160 square feet leased to Muc-Off and 140,400 square feet remaining for lease.

803 Park has several logistical advantages; the park is adjacent to CAE, the UPS regional air hub, the UPS ground hub, FedEx Freight and a Norfolk Southern transload rail terminal. Additionally, the site is 1 mile from I-26 with easy access to surrounding markets via I-77, I-20 and I-95 and within two hours of the Port of Charleston.
