Prosper executive office space opens in former McBride’s in Greenville

Prosper, a 7,000-square-foot office redevelopment project by Franklin Real Estate Development, has opened at 832 Wade Hampton Boulevard in the former home of longtime Greenville retailer, McBride Office Supply.

Designed as executive office space to meet the needs of business and medical professionals, Prosper features 25 offices ranging from 75 to 138 square feet, a shared conference room on each of the building’s two levels, break rooms and shared waiting areas. Leases include utilities, fiber-optic internet service, access to printers and copiers, and cleaning services.

Every Prosper office is acoustically insulated, making it ideal space for business professionals and tenants such as clinicians who need space for confidential conversations, according to Project Developer and Broker Kurt Wallenborn.

“The trend in leasable office space has been co-working space which is more of an open office environment,” Wallenborn said. “Prosper offers executive office space where we’ve thought about those who wish to collaborate but have a need to have private conversations. Most offices don’t have that.”

Drawn to the building’s Mid-century modern architecture, Wallenborn has preserved original features such as its breezeblock and double front doors, terrazzo floors and several wooden roll-out windows. And he has mimicked the individual rectangular letters that spelled “McBride’s” using similar-styled letters that spell “Prosper.”

Armed with the building’s original plans that cited the exact dimensions of the McBride’s sign, Wallenborn received a $25,000 façade grant from the City of Greenville to help produce signage with a similar look.

“The original canopy and letters were made of plywood, so we’ve replaced those with metal that will hold for decades,” Wallenborn said.

Designed by Townes & Murphy Architects of Greenville, the commercial structure built around 1962 along Wade Hampton Boulevard exemplifies Mid-century modern commercial building design. An application has been submitted to have the structure added to the National Register of Historic Places.

“This is not in an historic district so there was nothing to protect it,” Wallenborn said. “The goal here was to not only save the building, but protect it so that down the road, it is not torn down.”

Prosper helps fuel Wallenborn’s passion for historic, adaptive reuse projects, and gives tenants modern executive office space in a heavily trafficked area of Greenville.

“It was a gut feeling. I walked into this building, and it felt good. It felt right,” Wallenborn said. “And you just feel like the growth is coming this way.”

Prosper engineering, design and building partners include SHLTR Architects of Greenville, Spatial Planning Innovations, LLC of Greenville, Studio Main of Pelzer, P+F Construction of Greenville and Amy Emery Interior Design of Greenville. The project was financed by Carter Bank & Trust in Virginia.
