Second phase of construction underway at Campus 4 in Camp Hall Commerce Park

Global logistics developer and leader Portman Industrial has broken ground on Phase II of Campus 4 in Camp Hall Commerce Park in Ridgeville, S.C. Phase II involves the construction of a 1,123,360-square-foot industrial facility on 110.6 acres. Frampton Construction Company, LLC, a full-service construction firm providing planning and design support, preconstruction, and construction services, is the design-builder for both phases of the project.

The facility is constructed of tilt-up concrete wall panels with a structural steel frame and thermoplastic polyolefin (TPO) roof. Featuring a cross-dock layout, the building will have a 40’ clear height with 215 dock doors and four drive-in doors. Parking at the site is set to include 759 car spaces and 851 trailer spaces.

The project, led by John Gaskin, Portman Industrial’s Southeast regional manager, is strategically located adjacent to Volvo Cars’ growing manufacturing facility, and in close proximity to the region’s transportation networks and the Port of Charleston.

“The full development of Campus 4 at Camp Hall Commerce Park gives Portman Industrial a substantial land position with state-of-the-art logistics facilities in the highly constrained Charleston market. Campus 4 provides us with the ability to target a diversity of tenants desiring smaller, single-load facilities that have been the hallmark of Charleston’s tenant demand,” says John Gaskin. “Campus 4 also fills a void in immediate supply of cross-dock logistics facilities of +/- 500,000 square feet and +1,000,000 square feet, which are in short supply in Charleston and desired by present and future port customers.”

Phase I of the Campus 4 development is currently under construction and features three industrial facilities totaling 940,000 square feet. Phase I is over 60% leased. Located at the intersection of Fish Road and Volvo Car Drive, Campus 4 provides direct access to I-26 and is approximately 30 minutes from the Port of Charleston.

McMillan Pazdan Smith is the architect on the project, and Thomas & Hutton (Phase II) and Seamon Whiteside (Phase I) are the civil engineers. JLL Charleston, led by Lee Allen and Kevin Ross, are handling project leasing. Construction of Phase I is expected to be complete in December of 2022, with Phase II set to conclude in the summer of 2023.

Camp Hall was designed and promoted by Santee Cooper, South Carolina’s state-owned public power provider, in partnership with the South Carolina Department of Commerce, Berkeley County, Edisto and Berkeley Electric Cooperatives, the South Carolina Power Team, the Charleston Regional Development Alliance, and the South Carolina Ports Authority.
