Since launching Flex Pay as part of our eviction prevention strategy, we’ve seen a 36% reduction rate on evictions (Flex Pay participants have an 8.3% eviction rate, compared to a 13% eviction rate for non-Flex Pay tenants). This happened not because rent suddenly got cheaper, but because we met residents where they are financially. With Flex Pay, we’ve given residents the ability to match their rent payments to their real-life cash flow. It’s a simple idea with powerful impact: respect how people actually get paid, and they’ll be far more likely to succeed.
2. Timely maintenance & work order response
A leaky sink might not seem like a big deal, but we’ve learned that small, unresolved issues often snowball into bigger ones. With a 93% work order completion rate, we’ve seen firsthand that timely maintenance can mean the difference between a short stay and long-term housing stability.
3. Onsite support through SAHA partnership
Stability isn’t just physical. It’s also financial and emotional. That’s why we’ve partnered with SAHA, a local nonprofit, to bring case managers directly into our communities. They help residents access everything from food programs to rent relief to job support. It’s boots-on-the-ground help that meets people at their most vulnerable moments.
4. Positive credit reporting
Because we believe rent should be a steppingstone, not a dead end, we now report on-time rent payments to credit bureaus. It’s one more way we’re turning everyday responsibilities into long-term opportunities. When residents leave our properties with stronger credit than when they arrived, we know we’re doing something right.
5. 24/7 customer service
Support isn’t just about programs. It’s about presence. That’s why we offer 24/7 customer service, staffed by real people. Because sometimes the most meaningful thing we can do isn’t fixing a pipe or collecting payment, it’s simply answering the phone. In a world where economic stress doesn’t take a day off, knowing someone will pick up can make all the difference.
