A Conversation with Caleb Coblentz, Sales Consultant with Beverly Homes

One of the topics that comes up frequently at community meetings I’ve attended is growth. New residents are flocking to Georgetown County to experience the Lowcountry lifestyle and in many cases, for a more affordable price than some of our coastal neighbors.

A closely related issue is the availability of affordable housing and whether we’re trading treetops for rooftops. While city and county leaders work to address what the future of development looks like in our region, there are local businesses that are meeting the needs of this influx of new residents. I recently spoke with Caleb Coblentz with Beverly Homes about how this family-owned and managed business is answering the call to provide housing in our community.

Georgetown SC Gazette:

Tell me a little about yourself and how you joined the team at Beverly Homes.

Caleb Coblentz:

I’m originally from Indiana and moved to South Carolina in 2004. I attended Coastal Carolina along with my wife. We lived in Charleston where I served as a coach and special education teacher. My wife was a wedding photographer. We got tired of the growth there and decided to make a move back to this area. I became a realtor about eight years ago and joined the team at Beverly Homes in 2023.

Georgetown SC Gazette:

What is the cornerstone of your business, meaning what is your company’s value or mission? And what makes a Beverly Home more attractive to buyers than your competitors?

Caleb Coblentz:

Beverly Homes has been a local homebuilder for more than 40 years along the Grand Strand, and we take great pride in that. We’re the largest family-owned builder in the area and our founder, Mr. Randy (Beverly) still comes into the office every day, while Rebecca and Forrest Beverly manage the daily operations. Our company is focused on building a high-quality product in a variety of price ranges to meet the needs and desires of our customers.

Our team is committed to working together, striving for excellence, being adaptable to changing conditions and making an impact each and every day. And I think our buyers appreciate that attention to detail and the value we provide in the various communities we build.

Georgetown SC Gazette:

What amenities do you have in your communities and what do you think the biggest selling point is for residents moving to Georgetown County?

Caleb Coblentz:

Beverly Homes offers a number of amenities depending on the location and target price point of a neighborhood. In some areas, we have water access and in others, we have swimming pools and clubhouses. I think for some of our older buyers, they like the security and safety of a neighborhood, where they can easily walk their dogs, see neighbors sitting on their front porches and not worry about heavily traveled roads or traffic.

For first-time homebuyers, they may be more focused on proximity to schools or recreational amenities. And for others, they focus on floor plans and finishes. Fortunately, we have a variety of neighborhoods to choose from.

Georgetown SC Gazette:

So how many neighborhoods do you currently have in Georgetown and what do you expect to come online in the next year or so?

Caleb Coblentz:

Well here in Peru Plantation, we are finishing up our current phase, with another 17 homes planned before we start our next phase. We plan to build out to Six Mile Creek with views of the water and more live oaks just like you see when you enter our development.

Harbor Club near Maryville is almost built out, and we’re building in South Island. We’ve built in Parsons Garden, Wedgefield Plantation and the Oaks at Winyah. Our next new home community is Kingsbury which is across from McDonald Elementary. That community will be attractive to local Georgetown families, with a price point between $270,000 and $300,000. And we have plans for another community called Carolina Harbor, but that’s a few years down the road.

What gives you the most satisfaction when you sell a new home? 

Caleb Coblentz:

I enjoy working with the buyers to figure out what they need and helping them locate a home that fits their lifestyle. As one of the biggest financial purchases we make in life, it’s great to experience the excitement they feel when they get the keys to their new home. I know our quality is second to none, and it gives me great satisfaction to help these families start a new chapter in life.
