Cason Development Group has partnered with Columbia commercial real estate broker Ben Brantley to accelerate development of the Shop Grove Commerce Park.
The partners believe the 38-acre Shop Grove Commerce Park, ideally located off the Shop Road extension, is well suited for wholesale, light assembly, warehousing and distribution operations of less than 100,000 square feet. Current tenants in the area include TireHub, South Carolina Air Distributor, Party Reflections, Carrier Enterprise and FedEx Ground. The partners have recently been in conversation with two national retailers for their last-mile distribution operations.
The venture marks Cason’s first effort in developing a multitenant commerce park. “We are excited about this opportunity to expand our presence in the commercial real estate market in Columbia. Although we have done other projects in the light industrial arena, this will give us a longer-term presence as we build out Shop Grove Commerce Park,” Cason said.
Cason and Brantley see a lack of available product in the Columbia market for smaller commercial/industrial parcels and buildings of less than 100,000 square feet. “In light of current demand and a limited supply of not only land but also buildings in and around the Columbia market, I partnered with Cason Development Group to meet the needs of the market,” Brantley said. “We saw an opportunity to support an underserved segment of the industrial market and are thrilled that we are able to work with Ben to bring this project to fruition,” Cason said.
Immediate plans include putting in an access road and starting construction on at least one spec building. “With approval from the city of Columbia for a spine road, we intend to be coming out of the ground with speculative construction by the first of the year,” Brantley said.
Cason and Brantley are partners in the Shop Grove Commerce Park land. “You’d be hard pressed to find anyone who is a better person than Frank Cason,” Brantley said. “Frank and Cason Development Group enjoy an incredible reputation in the marketplace. I felt like the energy that they have behind them and the infrastructure that Frank has in place internally was a good combination with my access to the market on the brokerage side,” he said. “I really felt like it was a good marriage of infrastructure, back office assistance and marketing to help accelerate the development of Shop Grove Commerce Park.”
CBRE has been selected the exclusive broker for the property and any buildings.
