Colliers industrial team facilitates ±100-acre land sale to DHL for ±1.4-million-square-foot facility in Cherokee County

April 21, 2021

Garrett Scott, John Montgomery and Brockton Hall of Colliers | South Carolina represented the seller, Cherokee Partners, LLC, in the sale of ±100 acres to DHL Supply Chain (DHL) for the construction of a ±1.4-million-square-foot distribution center at Sunny Slope Industrial Park in Cowpens, SC.

The land purchase and subsequent development investment of $92.7 million is estimated to bring ±250 new jobs to Cherokee County.

When complete, the new facility at 600 Webber Drive in Cowpens will significantly increase DHL’s capacity in the Upstate of South Carolina and improve its ability to serve customers throughout the Southeast.

“The Sunny Slope site represents the perfect mix of features which are becoming increasingly harder to find in up-and-coming markets,” says Colliers Vice President John Montgomery. “The combination of size, interstate frontage/access, strategic location between Greenville and Charlotte with all utilities available, combined with a very pro-business and easy to work with local government, are what makes this location extremely attractive for a sophisticated industrial user like DHL. We are grateful to Cherokee County, Broad River Electric Cooperative and all those who contributed to the success of this project. With 250 acres still remaining at the park, we hope to continue building on this momentum and bring more high-quality tenants to the area.”

“With the addition of sewer to large-capacity sites like Sunny Slope, the potential for developments like the newly announced DHL facility has been unlocked,” says Cherokee County Executive Director Jim Cook. “We are honored to welcome DHL and look forward to their continued success in our community.”

DHL provides customized logistics solutions based on globally standardized warehousing, transportation and integrated service components. The company designs and manages supply chains that drive efficiency, improve quality and create competitive advantages for its customers.

The company is expected to break ground in April 2021 and begin operations out of the new Cowpens facility by Spring 2022. The company operates out of multiple logistics locations in South Carolina.

DHL is a Colliers corporate client and was represented in this transaction by Lawrence Shaw, Managing Partner in the Charlotte, NC office.
