The Columbia market began 2026 with demand increasingly bifurcating between building classes as tenants target high-quality spaces that support talent attraction and retention efforts. Class A properties continue to thrive, driving accelerating rent growth as the market saw its first $40.00 PSF asking rent at 1221 Main. Strong tenant demand has been met by sharply constrained availability, as CBD Class A vacancy sits at just 3.46% and overall Class A vacancy remains below 5.5%.
