Colliers Report: Greenville-Spartanburg’s multifamily deliveries keep pace with demand

Market Highlights

Over the past year, quarterly deliveries have kept pace with demand. Overall there were 3,752 units delivered since the first quarter of 2021 and there were 4,223 units absorbed. Therefore, the occupancy has remained stable at around 93% for the past year.

Forecast

There are currently 3,770 units under construction, most of which will deliver this year and the market will likely absorb those units shortly after delivery. Monthly asking rental rates increased 9.8% year-over-year. As new apartments are delivered, the overall rental rates will continue increasing due to rising construction costs.
