CTAR launches Missing Middle campaign to address Charleston’s housing crisis
April 22, 2025The Charleston Trident Association of REALTORS® (CTAR) has launched a region-wide campaign to promote the development of Missing Middle Housing (MMH) as a solution to Charleston’s housing concerns.
Recent population growth and rising costs have threatened the affordability and availability of housing in the region. With housing costs rising nearly 87 percent between 2012 and 2022 – while median income has only grown by 27 percent – groups such as families, young professionals and retirees are struggling to find homes that meet their needs and budgets.
The MMH initiative advocates for a broad range of housing types, including duplexes, townhouses and cottage courts, that fit seamlessly into existing neighborhoods while expanding housing options.
“Charleston’s housing crisis calls all of us to action,” said John Grisillo, 2025 President at CTAR. “We must reimagine our housing strategy if we want to preserve the vibrant character of our region. Missing Middle Housing allows us to create livable communities without sacrificing what makes Charleston special.”
Designed for walkable, transit-connected areas, MMH helps diversify housing options in ways that traditional single-family homes and large apartment complexes often cannot. The campaign also promotes strategies to engage the community and local officials in the planning process and prevent displacement of current residents.
“We’re working toward a comprehensive solution to our region’s rising housing costs and shortages, but it will require collaboration from residents, community leaders and homebuilders,” said Grisillo. “Please join us in support of housing strategies that will secure Charleston’s future.”
