Cushman & Wakefield arranges $29M sale of Velocity II, one of Greenville-Spartanburg’s new industrial assets

Cushman & Wakefield announced the firm has arranged the $29 million sale of Velocity II, a newly constructed Class A 297,607-square-foot logistics facility in Greer, South Carolina.

Cushman & Wakefield’s Rob Cochran, Bill Harrison, Nolan Ashton, Casey Masters, Stewart Calhoun, Brian Young, Elliott Fayssou, and Kacie Jackson represented the seller, CKCI Velocity II, LLC, in the transaction. The facility was acquired by Stream Realty Acquisition, LLC.

Velocity II is situated at 915 Victor Hill Rd. and was fully leased at the time of sale. The facility was built in 2022 on a speculative basis by Childress Klein and Cullum Interests and is a best-in-class infill logistics facility that is strategically located one mile from the full Interstate 85 interchange. Major industrial demand drivers within the greater Greenville-Spartanburg market, including the Greenville-Spartanburg International Airport, Interstate 85, and Greer Inland Port, are easily accessible to the facility.

As a new construction, Velocity II offers 32-foot clear heights, an ESFR sprinkler system, LED lighting, 66 high dock-high doors and two ramped drive-in doors, five separate office store fronts, and 220 auto parking spaces with the opportunity for further expansion. There is also full site circulation via three points of access throughout the facility.
